What makes your Orlando villa different from the rest?

Several things!

  • First, its flexible accommodation.  Although it's a full-size 4-bedroom villa, you can also rent it on a 2 or 3 bedroom basis (in which case one or two of the bedrooms remain locked during your stay).  So you can have an especially large 2 or 3 bedroom home - with all the space and facilities of a 4-bedder!
  • Second, its completely private, enclosed, south-facing rear garden with generous sized lawn and patio/barbecue area, tropical planting and exotic palm trees. This is an absolute treasure - most rental villas in the Orlando area don't have any kind of garden beyond their pool area, and have no privacy as they are overlooked by neighbours on both sides.

  • Third, its proximity to the I4 Interstate (5 minutes away), which is the key road for getting to all of the attractions and also for getting around Orlando, and further afield in Florida. 
Where is the villa located?

It's in the community of Royal Palms, in the Davenport area to the south west of Orlando (see the map on the "Area Guide" page of the website). Royal Palms is a friendly residential neighbourhood, bounded by orange groves - yet only a very short distance from the Interstate, so it's easy & quick to get to.

How far is it from the attractions?

Disney World is 10-15 minutes away; Sea World, Universal Studios & International Drive are a further 10-15 minutes.
To Cape Canavarel on the east coast, or to Busch Gardens or the Gulf Coast beach resorts such as Tampa, it's about an hour.

How far is it from the shops?

For groceries and day-to-day supplies, within 5-10 minutes of the villa there's a choice of large supermarkets.  Posner Park retail shopping park is 5 minutes away, and to the main Orlando malls & designer outlets it's 20-30 minutes.

What about places to eat out locally, & take-aways?

Within 5-10 minutes of the villa there's a wide range of eating places, and a choice of take-aways.

Which airport should we fly to?

The nearest airports are Orlando International (where the scheduled airlines fly to), and Sanford (served by the charter airlines). Both are well-served by good road networks and are about 30-40 minutes from the villa.  You can also fly into Tampa or Miami, slightly further afield.

Do we need a car?

Yes, a car is a must for any trip to the Orlando area. There's a choice of car rental companies based at each airport.

How many people can the villa sleep?

"Comfort Landings" sleeps:

  • up to 4 on a 2-bedroom basis, in two double bedrooms
  • up to 6 on a 3-bedroom basis, in two doubles and one twin bedroom
  • up to 8 on a 4-bedroom basis, in two double and two twin bedrooms
Does the rental price change if more people stay there?

No, the prices quoted are for the entire villa regardless of the number of guests - up to 4 in total if rented on a 2-bedroom basis, up to 6 in total if rented on a 3-bedroomed basis, or up to 8 in total if rented on a 4-bedroomed basis.

Is the villa no-smoking?

Yes, the villa rules prohibit smoking indoors. Guests wishing to smoke may do so outdoors.

What facilities does the villa have?

The villa is fully air-conditioned, with pool heating available as an optional extra for the cooler months. It has a games room equipped with table tennis, air hockey & table football. The villa has 3 TVs, all served by American cable TV; a video, DVD player, & CD players - one of which is a "jukebox". There's a computer and a separate wireless connection, both providing unlimited high-speed broadband internet; and there are free local, national & international phone calls. There are two bathrooms (one en-suite to the master bedroom), and a utility room with large washing machine, separate tumble dryer, and ironing facilities. The kitchen is fully equipped with all appliances, including large American fridge/freezer with ice-maker, large cooker, microwave, and dishwasher. The rear garden includes a patio area with barbecue.

Can we make & receive phone calls at the villa?

Absolutely!

  • Receiving calls: The villa has a landline telephone, and using the discount international call rates that are available these days your friends & family in the UK can call you at the villa for as little as 1p per minute.
  • Making calls: It's free to make local, national and international calls from the villa.
Do you provide bedlinen & towels?

Yes, high quality bedlinen and towels are provided, along with a supply of beach towels for use in the pool area.

Are there any extras to pay?

The only items not included in the rental prices quoted are:

  • The cost of any breakages or losses that occur during your stay in the villa.
  • A couple of things which are available as optional extras if required, at an extra charge: Pool heating or late check-out.
When is pool heat necessary?

You might wish to consider pool heat if you're visiting between October and March, but it does depend on individual preference. Children rarely find the water cold! Alternately, if you're visiting in the cooler months you may prefer to book without pool heating and choose to have it switched on as an optional extra during your stay (but please bear in mind that the pool takes a day or two to heat up).
